1. New homeowner rekey. Closing on a Tradition build or a Magnolia Lakes resale. You've got keys, but no idea who else has copies — movers, contractors, prior owners' family, the realtor's assistant. Rekey the whole house in 30 minutes for $140-220. Three keys included. Everyone you don't know loses access immediately.
2. The slammed door. Florida summer afternoon, pressure drop from a thunderstorm cell rolling in, front door slams shut while you're grabbing the Amazon box. Deadbolt is locked. House key is on the kitchen counter. We've done this 4-6 times a week May through September.
3. The "rough lock" finally giving up. Brass cylinder corrosion from PSL's coastal humidity is real — locks that get sticky over 12-24 months and then one day just don't turn at all. We rebuild what's worth saving and replace what isn't. Average bill: $80-160 for the lock side, plus rekey if you want to match the others.
4. Smart lock confusion. Schlage Encode lost Wi-Fi after the router got replaced. Yale Assure burned through 4 AA batteries in 2 weeks (the auto-relock setting was eating power). August won't unlock from the phone but the keypad works. We diagnose 90% of these in under 20 minutes.
5. Mailbox locks. Cluster boxes around Magnolia Lakes, Sandpiper Bay, Veranda Bay - the Salsbury / Florence units have proprietary keyways that the post office won't touch. We replace cylinders and cut new keys to match the new combination, USPS-compatible.
PSL homes are concrete block. The interior router and the front-door smart lock are separated by 6-inch CMU plus stucco - which kills 2.4 GHz Wi-Fi signal by 60-80%. Half the smart-lock complaints we hear ("it disconnects, the app says offline, it relocks itself") trace to this. Three smart-lock platforms we install and stand behind in PSL specifically:
Schlage Encode (Wi-Fi). Built-in Wi-Fi, no hub needed. Works best when the home router is within 25 ft of the front door. For garage-side or back-door installs, we add a Wi-Fi extender or recommend the Schlage Sense (Bluetooth + HomeKit) instead.
Yale Assure 2 (Z-Wave / Wi-Fi). Two versions: one with built-in Wi-Fi, one that needs a separate hub (SmartThings or similar). Goes through concrete walls more reliably than Schlage in our experience because the Wi-Fi module antenna is positioned for it.
August Smart Lock 4th Gen. Doesn't replace the deadbolt — it's a motor that fits over the thumb-turn of your existing deadbolt. Lowest install effort, best for renters and for homeowners who don't want to change the look of the door from the outside. Bluetooth + Wi-Fi via the August Connect bridge.
We carry all three on the van and we'll walk you through which fits your specific house. If your front-door deadbolt is older than ~2010 there may be backset / cross-bore compatibility issues — we measure on-site and tell you before ordering.

For most homeowners, yes — especially if you're tired of hiding spare keys for the dog walker / cleaner / Airbnb guest. The technology has matured enough (2024+ models) that battery life and Wi-Fi reliability aren't the problems they were in 2018. Caveat: PSL's concrete-block construction kills 2.4 GHz Wi-Fi, so we recommend either Schlage Encode (newer Wi-Fi antenna positioning) or the August Smart Lock (lower-power Bluetooth + bridge). Yale Assure 2 works well too. Avoid budget no-name smart locks - the cylinder quality on the cheap ones is worse than a $25 Defiant.
Almost always rekey - it's half the cost of replacement and just as secure. The exception is when the existing locks are below ANSI Grade 2 (cheap builder-grade Defiants, Brinks, Master deadbolts that fail under a swift kick). On-site we walk every lock and tell you which we'd rekey vs replace. About 70% of PSL homes we touch get full rekey; 30% get a mix of rekey + 1-2 replacements.
Yes — we install several types depending on the door. (1) Charley bars (the simple metal rod across the track), (2) foot locks (drilled into the lower track), (3) cylinder locks that replace the cheap thumb-latch with a keyed lock, (4) auxiliary thumb-locks that retrofit onto the existing handle. PSL sliders are mostly aluminum-framed double-pane impact glass (post-2008 hurricane code) and we work around the impact frame without compromising the warranty.
Both have key counters and they'll cut copies of existing keys, but neither typically rekeys cylinders on-site — they'd have you bring the cylinder in (removed from the door yourself) and then send it out. We come to you, pop the cylinders, repin them in your driveway, and reinstall — usually faster than the round trip to the store.
Single deadbolt change (Schlage B60 or Kwikset Signature Series mid-grade): $120-180 installed, plus the deadbolt hardware ($25-80 from our van or whatever you've already bought).
